Tips to Check in a Property Before Signing the Rental Contract

Renting Property can be quite stressful and challenging. It's all about finding the right property that is in good condition. Before you sign the Rental Contract of a property, checking for the following Tips can help your stay at the rental property smoother and tension free:

1. Damp Walls and Doors :

Check for any damp walls and doors in the house/apartment. It could be a sign of major leakage in the house or the building. Sometimes, these are really difficult to fix and could involve a complete renovation of the apartment or the building where the apartment is located.

2. Pipes :

Be it gas, water or anything else, check for leaks. Gas leaks are extremely dangerous and could cause fatal injuries if the gas is trapped inside the apartment.

3.  Sink faucets, shower heads and water :

Make sure water (both cold and hot) really comes out of the faucets and the shower head and it's with a decent pressure. This is particularly ignored while taking the tour of the apartment or the building. While touring the prospective apartment, open the faucets and check for the water pressure, hot water and any damaged water faucets. Inform the landlord immediately if you see any problems. Also the toilet has to flush properly and thoroughly. Sometimes, the pipe to the toilets are broken and the toilet tanks don't fill up. This could only be checked if one actually flush the toilets.

4.  Electricity and appliances should all be working:

Check if all the lights or other electric devices are operational. Turning on every light and electric appliance supplied in the apartment or home and check its performance. This is extremely essential as electrical appliance are expensive to replace and your landlord might be reluctant to replace anything after you sign the rental agreement.

5.  Walls and windows :

Check the windows to see if they open close and lock properly. Also inspect the walls. The more walls in common (shared with adjoining apartments), the greater the chance of noise from next door.

6.  Noise :

If it's a highly trafficked area you may have problems concentrating and even sleeping. Stand quietly inside the apartment or the house where you are renting, don't talk to anybody and try to listen to the outside noise. If you can hear your neighbors very clearly or there is a loud traffic noise, think again. Maybe, it could get difficult to get a good nights sleep!
